We were called in because the client was trying to sell their home and could not due to damage behind the stucco. She had an inspection done to test for moisture levels behind the stucco, and the average levels were too high.
We removed all the stucco, then started working on removing any damaged plywood sheathing. Then began to work on the structural repairs. The damage was so bad in some areas that we were surprised certain areas of the house were still standing upright. Once that was done, and we were sure that any possible mold issues were taken care of, we moved on to the windows. We removed each window and door in the stucco area and installed proper sill flashing. A lot of the problems came from the windows not being flashed properly in the first place. We refer to this process as pulling and panning a window. Next, we moved on to installing the housewrap.

This procedure is what protects the home from water infiltration and, in our opinion, is the most important part of the entire process. We select which housewrap is the best fit for the project. If we are going back with siding, it’s typically a hydrogap or hardiewrap system. We install flashing tape on all wall penetrations windows, doors, pipes, hose bibs, step flashing everything. On windows, we install a drip cap that gets flashing taped installed directly to the wood. Then we install the housewrap, making sure that we always have a positive lap. That means that if water somehow makes its way in at the top, it can travel to the bottom of the wall on the outside of the paper without entering the home.
After that is done, we start on the home’s cladding. Mostly we prefer to install James Hardie siding products and PVC trim products. The trim goes around windows and doors. Then ,the siding is installed per the manufacturer’s requirement. We clean everything up and leave the home looking more beautiful than when we got there. You can see photos of the project below.
